What we take care of

Private villas and exclusive hotel buyouts

A villa, a safari lodge, a heritage house or a small hotel, taken over completely. No other guests in the building.

When it suits

A milestone birthday, an anniversary or a wedding weekend. Three generations who want to be together without sharing a pool with strangers. Or a family who would simply rather have the whole place than the best room in it.

What we arrange

  • Private villas with staff, from Tuscany to Bali
  • Safari lodges and camps on exclusive use in Africa
  • Heritage houses and palaces in India
  • Small hotels and island resorts, for a few nights or a week
  • The chef, the musicians, the flowers and the evening that makes it

How it works

Exclusive use is negotiated quietly, often months ahead, and the details matter: which rooms go to whom, how the kitchen runs, what happens if it rains. We speak directly with the people who run each place, write everything into one plan, and stay on call throughout.

Good to know

What is a buyout or exclusive-use booking?

Booking every room in a villa, lodge or hotel so that only your party stays. Many places also include private use of their restaurant, pool and grounds.

How far in advance should we book a buyout?

Six to twelve months for popular places and dates, and longer for weddings.

How many guests can a buyout take?

Anything from a villa for eight to a small hotel for sixty or more. We match the place to the size of your party.

Can you plan a celebration within the stay?

Yes, from a dinner under the stars to a whole wedding weekend, planned with the house and local people we trust.
